1 Goddard Street, Erskineville is a bespoke (35) room Build to Rent (BTR) studio development featuring a 130m2 half in/out basement with 4 levels of accommodation & common areas above. (14) bicycle spaces are provided along with central gas hot water system, natural ventilation to corridors & A/C to studio rooms. The basement utilises an AFS Rediwall system with concrete frame for the main building structure.
Construction commenced end September 2022 with an original duration of (13) months. Completion is forecast for end April 2024. The high water table proved an initial challenge for the Erskineville project & was overcome by increasing the no & depth of basement screw piles.
Challenges include achieving cost efficiencies on the accommodation joinery package & selection of the CCTV & access system that meets rapidly changing industry requirements.
